Our master plan for Capital City, an important mixed-use development in Noida, a satellite city near New Delhi, organizes two million square feet of retail, office, and residential development into an urban village on a 14.2-acre site where two highways intersect. The plan calls for three floors of high-end shops wrapping an upper-level food court housed in an egg-shaped superstructure that serves as an iconic heart for the entire complex. The green roof atop the retail becomes a lushly planted forecourt for three adjacent office buildings that range in height from 12 to 28 stories. A sinuously curving hotel marks the boundary of the site and shields outdoor spaces from the harsh afternoon sun. A 40-story residential tower that offers luxury apartments with large set-back terraces completes the composition. 

Seen from a distance, Capital City will appear as a complex urban neighborhood that has developed incrementally over time; it is only up close that residents, office workers, and shoppers will discover the clear and logical circulation that ties together the picturesque ensemble.
