This 18-story residential building at the corner of Broadway and 81st Street in the heart of the Upper West Side takes inspiration from the pre-war architecture of its historic neighbors with setback terraces and limestone and brick facades. A two-story base of rusticated Indiana limestone with brick trim emulates the scale of the building's low-rise neighbors and continues the pattern of shopfronts along Broadway. Above the denticulated cornice at the top of the base, the facade reverses to a distinctive marble-gray brick trimmed with limestone. An entablature at the sixth floor reflects the proportion and scale of mid-rise neighborhood buildings.
Large picture windows are grouped into multi-story pairs, with larger windows at the corners to express the volume of the living spaces within; rows of French balconies punctuate the sixth-floor entablature. A notch carved into a southeast corner of the building beginning at the sixth floor creates two double-exposure conditions with views down Broadway toward Midtown Manhattan. Additional setbacks above the tenth floor incorporate terraces that provide generous outdoor space and Hudson River views for upper-floor apartments.
On 81st Street, away from the bustle of Broadway, an elegant entrance of bronze doors with decorative metal grilles and turned bronze posts welcomes residents and visitors into a circular vestibule that connects to an intimate oval lobby with elegant white marble floors, white wood paneled walls, a vaulted ceiling, and a matching marble-trimmed fireplace.
The building’s 6,000 square feet of amenities include a library lounge, a fitness center, a children’s playroom, a golf simulator room, a multi-purpose sports court, bicycle storage; and a state-of-the-art music recording and practice studio where residents can record music with professional audio equipment. Two common rooftop terraces accommodate dining, seating, and built-in barbeque areas.
