AERIAL VIEW FROM SOUTH. Rendering by Tom Schaller

Highgrove, a 17-story condominium building, brings residential vitality to Stamford that will support the revival of its downtown with 24-hour uses.

Highgrove stands at the edge of the downtown core of the 2002 master plan where it meets a neighborhood of single-family houses and in the planned development zone established for the City of Stamford in late 1970's by the zoning board as part of an overall city strategy to stimulate residential development downtown. In plan, the tower portion of the building steps away from its highrise neighbor to maximize views from both buildings as well as views into the motor court, which is paved in Belgian block and defined by hedges and a low brick wall, that will take pickup and dropoff activity off of Forest Street. The lobby entrance is marked by a suspended glass marquee that is lighted at night to create a warm welcome. At the lower floors the facades are cast stone with large arched window openings that recall the scale of retail and commercial buildings on nearby Bedford Street; this same treatment is echoed at the penthouses.

The scale of the building is articulated with small-scale elements. The main mass of the red brick tower is punctuated by both inset and projecting balconies. Corners are expressed vertically with bay windows and inset balconies. Four levels of concealed parking off the motor court are topped by a glassy pool pavilion and a landscaped terrace. Four-story maisonette residences line the bottom of the tower to offer Forest Street a friendly composition of intimate urban gardens, front porches, and residential windows.

The apartments are designed to satisfy the new high-end market created by Stamford's renewed economic vigor. Elevators open directly into the foyers of each of the 92 tower apartments, and upper-level units offer views of Long Island Sound. Every residence includes at least one terrace or balcony. Amenities include a health club, a wine cellar, a great room for entertaining, and a private screening room.
