16 Fifth Avenue

16 Fifth Avenue establishes a memorable but respectful presence at the southern end of Fifth Avenue in New York City’s historic Greenwich Village neighborhood.

Extending the feel of upper Fifth Avenue down to the Village, 16 Fifth Avenue strengthens the streetwall of the surrounding blocks while contributing to the picturesque character of the neighborhood through its massing, and variegated crown. At the upper levels, balanced asymmetrical setbacks create private outdoor spaces for residents and an elegant silhouette among the building’s neighbors. The design language of nearby townhouses is referenced through a three-story grid of windows, three bays wide, that reprises the scale of the street on top of the building. The upper volumes step down to create a natural visual throughline to the lower building on the southern corner of the block, while simultaneously paying respect to the historic 1 Fifth Avenue and Washington Square Park.

The warm brick façade is complemented by a limestone base and cornices, seamlessly integrating a classic and refined aesthetic with the esplanade of historic apartment buildings on lower Fifth Avenue. Sandwiched between adjacent red brick buildings, 16 Fifth Avenue intentionally uses a different color palette than its neighbors to break up the rhythm of the street, contributing to the overall complexity of its surroundings. The façade integrates chamfered corners along the southern edge, while stacked balconies add dimension. Details include brick soldier courses and string courses, keystones, French balconies, decorative railings, and black mullions, a variety of textures traditionally found on residential buildings in the neighborhood.

The 19-story tower houses 14 residential units; each takes full advantage of the building’s expansive floor-to-ceiling windows. These windows flood the interiors with natural light while allowing panoramic views of the city from the Hudson River to the nearby Washington Square Park.

These architectural features blend classical and contemporary elements, ensuring 16 Fifth Avenue stands as a notable but welcome addition to the Greenwich Village landscape.
