310 Calle Carlos Graña, our firm’s third building in Lima, is a 10-story limestone-clad apartment house located at the northeast corner of Gosta Lettersten Hotlzen Park. The street facades feature a regular rhythm of punched windows with wrought iron railings set within projecting frames and sills. The set-back terraces at upper floors rise to a penthouse with a private rooftop entertainment space featuring a pool and large, open loggias. The facade facing the public greenway is more informally composed of inset terraces at the apartment living rooms, while the park-facing facade features a dramatic curved bay that inflects outward to the park views and inward at the penthouse to create an additional terrace.
